Problem
Early masterplanning in Indonesia is often slowed by a familiar bottleneck: before the team has full GIS, engineering, or market studies, stakeholders still demand a “first answer” on what the site could become—and whether it’s worth pursuing. Teams end up debating land-use mixes without a shared baseline, then rebuilding the same tables across spreadsheets and slides. The result is wasted time, inconsistent assumptions, and early decisions made from intuition rather than a transparent, repeatable starting point.
For larger sites, the complexity multiplies: non-sellable reserves (roads, open space, utilities) and constraints (topography) materially change yield and feasibility. Yet traditional feasibility work is too heavy for the first 30–120 minutes of a project, when speed and alignment matter most.
Solution
Kolabs.Design built MasterPlan Kickstart, a lightweight SaaS that generates a 2D Development Summary and FS-lite (non-bankable) feasibility snapshot from minimal inputs. Users enter site area, select a scale preset, and optionally set a topography difficulty proxy and RoW set. The tool outputs a clean land-use allocation table (sellable vs non-sellable), an efficiency dashboard (GSA/NSR/NCA/NDA/SRA), and a quick cost–revenue–profit view using simple, editable assumptions. Instead of starting from blank spreadsheets, teams get a transparent baseline that can be iterated in minutes, exported to PDF/XLSX/CSV, and used immediately in kickoff decks and early stakeholder discussions—without pretending to replace detailed masterplanning or bankable proformas.
