Problem

Early development decisions often begin with an uncomfortable mix of certainty and assumption: a site, an existing asset, planning controls, commercial ambitions, access requirements, and a target for what the property might become.

Teams can move quickly into design before testing whether the underlying development strategy makes sense. And while AI can generate alternatives quickly, it can also blur an important distinction: what was proposed by the model, and what was actually calculated from the site and planning inputs.

Developers and designers need a way to explore different directions early—without confusing generated ideas with planning evidence.

Kolabs.Design built SitePilot, an AI-assisted development intelligence workspace that turns one confirmed opportunity into three deliberately different spatial strategies: Conservative, Balanced, and Boundary.

AI helps interpret the development brief, frame strategic alternatives, and explain their trade-offs. SitePilot separately calculates the planning and spatial results—including achieved GFA, FAR/KLB, KDB, height, setbacks, KDH evidence, collisions, and the supplied planning envelope.

The distinction is deliberate: AI proposes. SitePilot calculates. People decide.

The three strategies can be compared spatially and numerically before the user explicitly approves one as the active development study. An additional assessment can then compare the alternatives and surface the implications without rewriting the underlying calculated evidence.
